mortgage company conx our offer

To try and cut a long story short:

Have gone through 2 buyers since Nov 08, and suffered much stress and time/money wasted (including problems with estate agent lies). Now have 3rd buyer - first time. He has estage agent and solicitor in the family so everyone well advised, planned, ready to go, but it has taken 3 months.

With a week before exchange, I sent an email to our solicitor to make sure all i's dotted and t's crossed (including Leeds Building Society). Only to find out that they canx our offer this Wednesday. Apparently they said they sent two letters to our solicitor requesting copy of title back on 5th and 13th May 09 (but as we werent ready for that then our solicitor communicated other arangements for an extension of the offer - and awaited their response, which our solr says they never received.

We are moving from Hampshire to Norht East Lincolnshire, and although we dont have to, we will finally be near family in 10 yrs and have spent the last 8 months driving back and forward organising new school for our daughter and jobs for myself and my husband. The house we are buying, is like for many, our dream home. And Leeds dont seem to care. I have finished my job as a tutor and my husband has relinquished his managment job awaiting for his transfer up north. Leeds still dont care. They say we now need to re-apply and now have to arrange 15 - 20% deposit instead on staying with the 10% which we are currently on with then (porting the mortgage across). Where so we stand? Why dont they give a damn? What if I cannot get work back down here in Basingstoke and what if my husband cannot get his original job back (we would then find it a massive struggle just to stay in the maisonette we currently own). I have sent an email detailing all of this and have asked that it go to the underwriter ( a letter sent from our solicitor to the underwriter on Friday this week) in the hopes that he/she will see sense.

I dont know what else to do - we cannot find extra money for the additional deposit they now ask for.

    Look for another lender, quick. Leeds are looking for an excuse to cancel, methinks. Also ask both solicitor and Leeds for copies for relevant correspondence. If the solicitor has been sitting on this, not unknown, change solicitor.

    It is good to keep in touch with the lender yourself, rather than relying on the lender.

  • Thank you. I would change lender if I thought I had time but we may lose the house we want to buy. Because of the delays we have had our vendor up north may not want to wait any longer. It is a deceased estate and they just want to get it sorted. They have waited since Nov 08. I'm not sure that finding another lender would work as we would have to provide the usual documents (employer letters etc) and although I am still receiving pay (up to Aug09) I want start receiving pay again until I start work in Spetember (tutor). That means we would be applying again, esentaily, on one income.
