How do I find out who owns my deceased mums house?

Hello,
My mum passed away recently. She owned a house which was bought out right. My parents divorced in 1996 and my father left and didnt lay claim to the house but I am getting a bit worried. What if his name is still on the deed? I remember her showing me something from the solicitor saying that the deeds had been transferred to her solely and am thinking that this is the reason that he couldnt lay claim to the house.
Can the name on the deed be different to the name on the land registry?
How can I find out who owns the house? I went ont he land registry website and they are charging 20 pounds for the title deeds of the property. I thought it only cost 3 pounds?
Thanks

You should be able to get sufficient information from the £3 Land Registry download.

However not all houses are registered with LR...
Cheers!

Hi, provided the land is registered then it is the name at the land registry that matters, not the old deeds. It is possible that the house was transferred to your mother as part of the divorce. As this was in 1996, the transaction will have been registered at the land registry. So this is the first place to start.
It only costs £3 for a copy of the Certificate of Title. A copy of the full set of Land Registry papers will cost more - maybe that's what you were looking at? But just to identify the owner you only need the Certificate of Title.I'm a retired employment solicitor. Hopefully some of my comments might be useful, but they are only my opinion and not intended as legal advice.0 -

You went to the wrong site!
If you Google "Land Registry" you will find:
www.landsearch.net/landregistry and
www.landregisters.co.uk and
LandRegistry.UKTrace.co.uk
None of these are the official Land Registry Website which is found at http://www.landregistry.gov.uk/ and does not charge £20 for a copy of a title register.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
Can't you get the solicitor to pull out their records of what they did at the time of the divorce?0

Not all areas of the country had compulsory or even allowed voluntary registration up until quite recently.
It depends where the property is. Contact the land registry dealing with the area and discover when compulsory registration was initiated in that area.

I have checked the land registry and my dad's name is still on the title. I don't understand.
She showed me a new deed that transfer the house to her. My stomach is in knots.Slimming world member since 18 January 2010Current weight = 194 lbsFirst goal = 168 lbs by 3 May 2010Progress = 0/26 lbsSecond goal = 154 lbs by 21 June 2010Final goal = 133 lbs by 27 September 20100 -
Could she have just forgotten to change the details on the registry?
