Just a hypothetical question - i go and view a house i like, make an offer below asking price, and arrange a second viewing a few days later. In meantime he has accepted an unspecified offer from someone else, and the vendot, at the request of the potential other buyer, has requested that there be no more viewings or offers on that property.
Clearly i cannot now go through the estate agent if i wish to make a counter offer, but is there anything stopping me from knocking on the property door and making an offer outside of the estate agent? Is there a contract between vendor and estate agent stipulating it must be sold through them? or is the vendor free to sell to whoever and however they see fit?

Thats a bit iffy I know if id put an offer in on a property and then someone knocked on and made the seller an offer i would be well miffed!!!0

on the one hand I think it’s pretty dumb of the vendor/agent not to have gone back to you first to ask if you wanted to increase (unless it was full asking price?), on the other, once it’s off the market you should walk away. To do otherwise is underhand but some people do that sort of thing (and, annoyingly, succeed).0

I would just go back to the estate agent.
They are legally obliged i believe to pass on all offers they receive.
If you went directly the vendor would still need to pay the EA as they had been the introducer.
Unlikely it would happen in your hypothetical situation though as the EA would be ringing around to see who would put a higher offer in.I beep for Robins - Beep Beep

You could knock on the owner's door, but they may have hired an agent precisely because they don't want to deal with buyers who knock on their door rather than contacting their agent.
They may also be in what I term the 'vulnerable' category - single female, elderly, infirrm, disabled or disadvantaged, maybe, and knocking on their door to try and usurp the other buyer prospect may be seen as even more inappropriate.0
