Ok, an idea for a thread: for anything that you have sold or bought, then post the stats.
This will give anyone looking to buy/sell an idea of what houses are currently ACTUALLY selling for in various areas of the country NOW (i.e. I know that houseprices.co.uk gives this information for a given area, but there can be quite a considerable "lag" on it).
I will start off (since we have just exchanged - exchange of contracts seems like a good time to post the information here: because you are tied to a price and a contract then). You could post at any time after exchange, BUT not before (it is too uncertain then - a sale can fall through). Both sellers and buyers can post (since it is all the same, relevent information).

Asking Price: £449k
Exchange Date: 19th Mar 2009

Sold to: FTB (or STRer)
The only other 3 bed detached bungalow with double garage was three doors down, a new build, and sold for £350,000 in 2006. Mine needed attention - if the conversion was not done there was an extension flat roof to be redone, new windows to the back rooms, and the patio needed replacing etc. In retrospect I grossly underpriced it though, especially if the bottom has now been reached. I believed what the EA told me, and I'd read in the papers about >20% price drops. I guess he just wanted a guaranteed sale and I fell for it. I've so far failed to find anything to buy which is both desirable and has a similar drop.0 -
heres mine, been quite a journey as we originally looked at the house in 2007 when we sold ours but it was way out of our price range back then. Re-offered 430k in 2008 and it was turned down when the price had dropped to 450k. Finally got the house at £418600 because i managed to get the EA to reduce their fees!!!

If asking prices have dropped at least 20%, why have you lot offered so much??
I know from region to region changes but if you had all offerd 20% less than the asking prices, the prices should be this.
stolt asking prices 475,000 - 20% = 380,000
willowcat 259,950 -20% = 207,950
sarah elton 112,000 - 20% = 89,000
qtpie 459,00 - 20% = 367,000
Now we know house prices are supposed to be dropping but these figures tell us a different story, i personally dont think house prices have dropped at all by me, with the odd 5% drop here and there.
And by looking at what you lot have paid it seems like its like it a lot of other places too.
Anyway as long has you are all happy with your purchases, thats all that matters, this thread might open the eyes of some of the doom mongers who ae predicting 50% falls by 2009.
