Best Private House Sales Website?

Does anybody have any experience of using the Private Sale Websites?

I have a client wanting to sell his property himself and has done a good job of producing his own sales literature, directions and photo's etc, but we don't know which is the best site/sites.

We've narrowed it down to houseladder.co.uk and magnoliaproperties.co.uk, due to their website image and the location they got in the rankings when doing a Google Search.

Does anybody have any other suggestions? He doesn't mind advertising on more than one site and is willing to pay several.

I am a Mortgage Consultant and don't like to be told what I can and can't put in a signature so long as it's legal and truthful.

  • I sold our last place via houseladder. But that was mid 2006. Had it with an EA as well, who did sod-all, then tried to persuade me not to sell to my buyer because he "could get me more money"!

    Your client might want to thing about spending an extra £500 or so to get a fixed fee listing with one of the online estate agencies. Not so much for their services, but because it's the cheapest way of getting onto rightmove.
  • Personally I wouldn't use either. No private site currently exists that has the exposure needed especially in this market. There's a nice opportunity here with the right investment.

    Anyway, as the poster above says, I'd pay an agency that is on rightmove to list the property for a few hundred pounds. You'll find one that will do it. They will then send people around to your client and he can do the sales.

    we have our house with housenetwork.com, it cost us £198 +vat to market it and only if we sell it we pay the extra £198 +vat.

    their sevice is good and they are prompt with their calls and emails

    not a bad saving from the ea which would of cost £5700
  • Thanks all. that housenetwork.com sounds just right. Advertising on Rightmove and many of the other popular sites etc for £498+VAT sounds good. I didn't see an option of half up front and half on selling, but I haven't had time to explore it. I'll have a better look at it later.

    You may want to check out the experience of the guy, or gal, who will be seeing the sale through - if they sell. In my experience EA's whether in the Hight St or online are only as good as the person who has this responsibility.

    I often say getting the buyer can be an easy stage - may take some time - but can be the easy part. The trick is to have the right EA with the right experience and motivation to see it through and overcome the various hurdles that always arise.

    Also, take a look at hatched.co.uk, which seems to be quite popular round our way. Their fees appear to be £199+VAT up front, same again on completion. There you go - we've just saved your client £117.50! :)

    Edited to add: just come across mousesale.co.uk for £399.50 inc VAT. Don't know much about them, though.

    I'd have a look at http://www.theadvisory.co.uk/private-house-sale.php
    They have a section on the site dedicated to reviews of private sales websites.

    You might get some tips there. Noticed it when I was considering private sales sites last year.

    If I had a property to sell, I'd advertise with an agent and a private sales site.

    I'd hope to find a buyer through the private site and save thousands in commissions!

    I'd definitely recommend HouseNetwork - my house was up for two weeks and the first to view, put in offer and we are due to complete next week (fingers crossed!)

    We also used houseladder and got a couple of queries through them, but to be honest, if you're gonna go with HouseNetwork, don't bother with the others as your listings end up on the websites (fish4, propertyfinder etc) twice

  • There's a few new ones on the block now as well - www.housefinder-uk.com looks pretty but there are several probelsm with the site (I build sites so I can spot these things). www.eye4homes.co.uk is another private property portal appearing high on all the search engines but it looks 'young' with not too many properties yet. But there is a major advertising offer of 1p so they must have some plan in mind.

    What's people's thuoght on these private sales websites?
  • There is a list of the 24 members of the Association of Property Advertisers here. Most advertise their properties on the Private Sale only portal propertiesdirect.
