owners still not moved out

Completed on house today, but owners havent moved out totally yet. Say they will be back tomorrow to finish off, but house and garden is still full of their stuff. its gonna take more than overnight for the house to be cleared, espec as they have already set off to their new house 8hrs away and have left a friend to 'finish off'. we couldnt even get into any rooms, as they are still full, floor to ceiling of boxes (this was what it was like when we viewed, but they were adamant they could clear in time)
Spoke to solicitor, and all they say is the house has to be vacant, and that im not allowed to dispose of their stuff, but what do i do with it. am i allowed to just dump it outside, and say there help youself, when youre ready?
So although the money went through this morning, i still dont have the keys as they wont give them to me yet, and the house isnt empty (junk, plus friend insitu).
what is there to stop them staying put now, even though they have my money?

Absolutely nothing. If they choose to stay you will have to get an eviction order from a court.
Completeion should be on vacant possession.
Your solicitor is an idiot, he shouldn't have handed over the money until they were out and had handed over the keys.Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0 -
How do you know the rooms are still crammed with boxes if you haven't been given the keys yet?0

SquatNow, their Solicitor would have said, 'you don't hand over the keys until we've got the money'.
It should be done simultaneously but that's difficult.
The Solicitor should get daily interest from the vendors for each day that the house isn't available.
Flea, what are you doing for accomodation in the mean time? I'm sure he could ask them for the cost of a Hotel room as well.I am a Mortgage Consultant and don't like to be told what I can and can't put in a signature so long as it's legal and truthful.0 -

Your solicitor is an idiot, he shouldn't have handed over the money until they were out and had handed over the keys.
But we live in the real world - typically you're told you have completed and then are given the keys by the owner, if you are being super cautious the keys would be deposited with the vendors solicitor for them to release on completion - I'm not sure how often this happens in reality.
Since the house is legally yours would you be within your rights to call a locksmith and change the locks?0 -

we are ok accommodation wise. FTB, still living at home with parents, which will be for a while yet anyway, as we know the whole house needs gutting, and lots of repairs doing. So do have a roof over our heads. But were looking forward to spending a few hours in 'our' house tonight, just staring at the walls lol

No as while your the owner your not the occupant until they hand it over you.
