The Wilsons - 875 buy to let property empire

Meet the Wilson's

In the little town of Ashford, Kent two married maths teachers created a Buy to Let empire with 875 properties in one small area. They have specialised in buying all the 2 bed houses available in Ashford.

In the boom years they were held up as icons by the Buy to Let investor. By their renters they were regarded with contempt. Now we have a massive housing downturn they think they will be fine as its only flats that are falling in price apparently.

With predicted 20% falls predicted by Christmas thats a massive loss on 875 properties. Some £50 million loss in one year on a formerly £250 million portfolio.

Is this the end of the buy to let guru and what will happen in Ashford to property prices if these go bust?

Also do you think they are right in saying by buying houses rather than flats they are OK?

    Who can say ? TBH so long as the rent they are taking covers the mortgages + maintenance (assuming thats how the empire is funded) the price of the houses isnt an issue. Unless the apr becomes greater than the rental income of course

    Even that photo annoys the hell out of me.. a "power-photo" where they are pictured looking down as though you are beneath them like a child.

    I'm sure all the first time buyers in Ashford love them for buying ever first time buyer home up. There will be a big party there when they go bust.

    Lets see how the GCSE maths teachers sums add up after a few months.

    Valuations become interesting when one person has or is trying to corner the market. In effect they are monopoly purchasers of 2 bed houses in Ashford so instead of a market price, we have a price that these people are prepared to pay.

    If rents drop (probable if we have a recession as I and many others feel is likely) they might have to sell. If they do then we'll see what the next highest bidder was prepared to pay.

    The likely outcome is demonstrated by those brothers who tried to corner the silver mkt in the 1970/80s.

    £250m divided by 811 houses = £308,261 per property.

    Yet they are saying they've offered on 5, 2 beds for about £150k each?
    Presumably £150k is todays going rate, so it sounds fishy that the existing portoflio unit price has a tag of double todays?

    You dont build a portfolio like that, without heavy borrowing, it just woudn't happen.

    I bet these smug teachers have a pretty slim equity slice. Seems immoral to me, that these two think they should own the homes that 811 families might otherwise own, all for thier own ungodly greed.

    I'd love to know which bank lent them the money!

    But given the rises in the area, they might not be in trouble. It's a popular commuter location.

    The guys on hpc have been B1tching about these 2 for as far back as i can rember and I joined aug 2006. The big property developer in my town went pop last week, these guys will not be far be hind if they are heavily leveraged.

    ABOUT FERGUS AND JUDITH WILSON

    Here is their story straight from the horses mouth on their website.
    Judith Wilson's extraordinary success began when she and her husband Fergus scraped together enough cash to buy a second home in order to let. Property followed property and she now has a portfolio of 465 rental houses across the South East of England. The Wilsons have given up their jobs (both were teachers), own a string of racehorses and are having a luxury five bedroom house built for them in the Kent countryside.

    At a time previously when interest rates had been cut, Mrs Wilson spent £6.9million on property in one afternoon. The business has been built on buying homes that have both soared in value and proved easy to let.

    Mrs Wilson started speculating in 1987 when property prices were much lower. Two of her first purchases, semi-detached houses in Maidstone, Kent, are now worth £500,000 each. She paid just £50,000 apiece. To spot bargains, Mrs Wilson studied the social make-up of her target areas and kept a watch on house price inflation and interest rates. She bought many of her homes ‘off-plan’ and by the time they were actually built the properties had doubled in value. She used the equity in her existing houses to secure mortgages for further purchase. Within five years of her first purchase she had made enough money to give up teaching for good.

    The Wilsons now own entire estates of homes in Kent. Their ten racehorses are stabled with leading trainer Martin Pipe and competed in the Cheltenham Gold Cup earlier this month. But this new-found wealth has not gone to their heads, insists Mr Wilson. He says they live ‘modestly – like former maths teachers’. The have sold several homes at a massive profit but have no plans to cash in their business and are preparing to expand still further.
