£10k to move house?! so far i'm reckoning £3k ish

    Not exactly moving costs, but if you are buying a new build you often need to spend a surprising amount of money on things like coat hooks, toilet roll holder/ toothbrush holder/ towel rail/ bathroom cabinet, fitted shelving in airing cupboard and the kitchen ... all the little wall-mounted odds and sods.

    Unless the new owners are planning on moving in the minute the money transfer goes through I would guess most would be happy to work together on a 'moving day'.

    I kept the previous owner's rabbit for 2 days when I moved in!

    I think most things have been covered already but if it's helpful, I found it easier to budget for my move when I separated it into buying and selling costs

    Selling costs for 130k house
    HIP ~£200
    Estate agents 1.5%+ VAT £2240 rising to £2290 when we revert to 17.5%VAT
    legals say £400+VAT
    mortgage release fee or admin charge if there is one, £35 in my case

    Buying costs for 150k house
    legal fees+VAT and disbursements inc land registry £1000+
    stamp duty at 1% if you don't complete by 31/12
    telegraphic transfer fee £30
    mortgage arrangement fee, anything up to £2k
    survey or valuation fee, anything up to £1000
    van rental or removals

    oh, that is so true, we moved in and the owners had taken every single window covering and we have big bay windows overlooked by houses opposite, the toilet roll holder had broken, the shower curtain was minging, too tired to cook so takeaways most of the following week etc etc

    i was waiting outside the estate agent for the key dead on 12 noon, luckily the money went through at 12, i got the key, rushed round and claimed my new home!!! (but i knew that the owners had moved out the previous day)

    Some more details which may help, I will probably be keeping my current mortgage as the 5 year fixed has just finished and the rate has gone down to 4.79% and i'm not tied in now, so in effect I would just be adding the extra capital on top of what I already owe? if this was the case I would be looking at around £200 fees for this?

    Or I could try and find a better rate and spend £1000 on this but save each month?

    I didn't realise about the moving aspect, with that in mind I would probably move out sooner and temporarily store my furniture at a friends, then move it again once I get the keys. So £120 budget for removals.

    I did the key swap with the owners instead of the EA, seemed to make more sense to us, after we'd agreed price and survey was done etc. we communicated directly on everything. Pity that not everyone has it so smooth.

    I don't think you can just "add extra" to your current mortgage - you can ask if this is possible though but many banks will say no particularly if you are on a low interest rate. If you can port the mortgage you already have then you will be able to take that to your new property. You will then need an additional mortgage from your bank for the extra you need. Many banks are no longer allowing customers to take out SVR mortgages with no fees. Probably worth talking to an advisor where you have your current mortgage since I'm not sure about this.

    We moved 4 weeks ago, and our moving costs including SD on £200k and including removals and HIP, sols and EA was approx £6k.

    You need to budget for 'doing up' the new property. It is inevitable that you'll end up buying stuff for the house, even if it's just replacement bulbs cos the vendors have taken them. New locks, paint to cover where they had pictures hung, doormat, electricals (cos the washing machine just won't work after being moved, cleaning materials ('god this house is filthy!'), etc etc
    What about costs of moving your broadband connection, new phone line? deposit for gas supply, stamps for all those 'we've moved' letters to the inland revenue, banks etc. New driving licence (are they free??), oh and I bet the insurance is more expensive where you are now......
