Home Information Pack- HIP's

My 3 bed house has been on the market for a year now, continuously so no HIP required as yet. My estate agent says I will require a HIP after 1 Jan08 anyway....... I think he is confusing it with the rule that all homes marketed as from then need one - anyone know the answer for sure?

    You will still not need a HIP after January 1st. There was talk of this date back when 1st June 2007 was the start date, but it isn't happening.

    Currently, there is no date for when absolutely all properties will need a HIP, regardless of when they went on the market.

    You can tell your agent the only way to make money from you is to get the house sold ;)

  • Doozergirl is correct. You won't need a HIP yet in your circumstance.

    However, you may want to get one voluntarily either now or very soon. I'm not going to say "you need a HIP" but as has been hinted elsewhere on the forum you might want to think about paying/saving approx 300-350 pounds for a voluntary HIP compared to the final sale figure you can command when considering your property will soon stick out like a sore thumb as it doesn't have a HIP - other similarly sized properties likely will by now.

    I mean by not having one are you sending the message that your property has been on the market since before August and that there is a reason for this.

    HIPs IMO will be expected. Just something to think about.

  • UPDATE: my estate agent just Emailed and confirmed that HIP not required, and they "had been misinformed by the HIP lady" whoever she may be!!
