First Time Buyer - Fee's and Checks Question

Hi,

I've been reading and reading this site as has my gf and it's been extremely helpful to us both as first time buyers.

We're busy saving and have our deposit (when I sell my car) however we're currently getting the money together for the fee's we're going to incur. We tried to get it all in place before the Stamp Duty threshold was raised again but it just wasn’t possible.

I've budgeted for £5k of fee's and wonder if this was realistic figure.

Services/fee's I think we will require for a £150k flat........

Stamp Duty
Solicitor
Mortgage arrangement fee
Surveyor

Are these all individual or have I doubled up?

    Our fees on FTB house ended up being

    £460 surveyer
    £1050 property solicitor
    (no stamp duty as bought last year)
    mortgage arrangement was £899 but added to the mortgage. High, but worth it for the flexibility our mortgage gives us.

    ... We'd budgetted £3000 for fees etc so had some left over ... which was lucky as house needed new central heating :eek:! Was a straightforward freehold purchase completed 5.5 weeks after offer.

    yes 5k will be enough for these fees, im a first time buyer and looking at houses around 150-175 (as over 175 it becomes 2% stamp duty). we hope to budget 5k for this and we expect alot of change from this as we dont want to leave ourselves dry.

    Though you want to be careful as when you move in is there going to be furniture etc in the flat? you may need tobudget for fittings as well

    Talking approx 1k for solicior 1.5k for stamp duty and 500 valuation...3k in total approx

    Thanks, like everything in our forecast we're over budgeting so shouldn't get any nasty surprises.

    We have a growing supply of fittings we're purchashing before we start spending on moving such as a sofa cramed in next to our bed. We even got a set of candles from someone as out Christmas present lol.
