New Build negotiations

I offerred £211k all cash for a new build which is on at £249,950, and asked for 'extras' i.e. stamp duty & legal fees and carpets. The Estate Agent called me back and said that the extras had been agreed but the builders would take £225k.
I have now revised my offer to £216,500 and awaiting their response. I don't feel inclined to go very much higher as although it would suit me very well it isn't a property to die for.....any thoughts about what the builders' are really prepared to settle for based on our exchanges so far?
