    I think we'd be that chuffed with the new houses were looking at any "improvements" would be put on the back burner ;) But the little things do add up I suppose.

    Gauly you raise a good point.

    Would it be cheaper to sell up completely and move back with parents, then buy on completely new mortgage.

    OR

    Remortgage for higher value house and do it all in one swoop?

    Evening guys,

    can you cast your eye over these figures.

    House on market for £130k estimate sell @ £125k (people will be keen not to pay stamp duty by the time completion happens)

    £145k House we want offer £5k under asking

    I've added vat at 17.5% where indicated (not sure what else vat is on like stamp duty etc?)

    Going for a fee free mortgage

    Another question how much of the below fees can be added to the new mortgage?

    Do estate agents want their 1.25 % fee's on completion date or sooner?

    £60 is probably one man, one van and one hour's labour... so, what is that - a bedsit?

    The removals I do need to look into the logistics of, I was planning to hire a transit for the day and move it myself in several journeys.

    Reading through the post and taking completion into account how does this normally work? do removal companies take all your stuff say the week before and keep it in storage until you receive keys to the new place?!

    It depends how far you are going. If you are travelling a long way, removals companies usually pick it up on the evening of the day before moving day, and deliver it in the afternoon of the big day, by which time they hope you've got the keys. If you are just moving across town, they would be more likely to spend the morning loading up at your old place and the afternoon unloading at your new place.

    Doing it yourself with several van journeys is perfectly possible for people who are renting and can have possession of both houses all day (or even for a few days). It's a lot harder if you are buying/selling for the reasons that people have mentioned, unless there is somewhere you can put all the stuff (even for a few hours) while you are getting ready to vacate house A but before you have the keys to house B. And even if you do that, of course it doubles the amount of loading and unloading of the van that you need to do.

    Of course if you are buying a vacant property, or selling to someone who's travelling a very long distance and doesn't plan to arrive until several hours after you are supposed to have got out, or something, you may be able to negotiate an unofficial deal about moving a few van loads a bit early or late. But it may not be possible.

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

  • I think for most normal, sane beings, hiring a transit van and doing all the packing & moving is a nightmare scenario. Folk would be best advise to budget for removals and if they have the energy to DIY consider it a saving. Better to budget for it though.

    It really isn't a great idea - if you want to do it yourself hire a van large enough to move everything in one trip, otherwise you will waste a ton of time travelling and could easily fail to find suitable parking at least once on your many journeys. What are you going to do if your mate lets you down at the last minute or your back goes halfway through? Your OH will probably want to clean both the old place and the new place so won't be free to help you load. Factor in time to collect/ drop off the van from the hire shop, and plan how you are going to protect your furniture if it rains all day.

    For my move I thought it would be 20k but that seems a couple of k light - and that is with only mortgage cost being valuation

  • When we moved from rented we hired a transit van and between the two of us, we got all of our stuff over to the otherside of town with no problems. When we relocated from N Yorks down here to the South West, the OH's work paid twice for a removal service, and as a result of how stressless and non knackering it is, I will never be moving house by transit van ever again.
    It's not easy having a good time. Even smiling makes my face ache.
