Back to the original point-

I have have many times advised people against purchases / mtg application after discussing the property state and its likiehood of meeting lenders requirements on survey .. and I would have thought most FA would have considered this point ( but some of the valuation is opinion rather than fact) but whether the FA has a responsibility to do so in the depth that I go is another question.

Maybe see it like a car inspection- AA may offer advice on loan and do an inspection for you

B2L mortgages ( that are based on rental income) are generally not for refrubs .. pre 2007 you might have had more slack from a lender, but lenders look at reasons to decline not accept

other avenues may have been available
