Hi All,
Can anyone give me some advice, please?
I've got to fill in an extremely detailed form re my new (prospective) rental property which I'm not happy about as I have to give details such as bank account/sort code and payroll number. I suppose this is what is expected but just find it difficult to trust anyone/thing at the mo.
Anyway, below is a statement of declaration that I have to agree to.
Again, is this normal and correct that I have to agree? I suppose if I don't then I lose the property.
"The information, which I have given in my Application Form, is true to the best of my knowledge. I consent to this information being verified by fair and lawful means, which I understand will involve contacting referees and licensed credit reference agencies. I understand the resulting verified information would be forwarded to the letting agency and / or to the landlord. The results may also be accessed again if I apply for a tenancy in the future.
I consent to *** ********* ******** searching information held by credit reference agency and agree that *** ********* ******** and the credit-referencing bureau will keep a record of that search and the results from that search. The results of that search may show how I conduct my payments including rental payments and this may also be disclosed to the agency and may affect future credit applications from me and/or from members of my household and from time-to-time such information may be used for debt tracing and fraud prevention.
I hereby expressly consent to my personal details, including all recorded details in this application form, and any forwarding address(es) at the determination of any tenancy being passed to the landlord and / or to the utility companies and / or to the local authority.
Otherwise all information will be treated as confidential. "

this is a perfectly standard tenancy application data protection disclaimer form which most professional landlords use these days
they need your bank account number and payroll number in case you do a runner - they can then put an attachment of earnings onto your salary to recoup any unpaid rent0 -

Ah, okay, fair enough. Wasn't thinking so negatively, just mistrustingly.
How about the "and may affect future credit applications from me and/or from members of my household "?
Is this an acceptable practice? Surely this is putting the doubt on the house rather than the individual? Or maybe I'm misunderstanding it. No surprise there! lol

Theres no valid reason for a landlord to need your bank details or payroll number.
i have NEVER needed to give these details.
id take a good long think before giving out these details. Would you give them to a stranger in the street?0 -

this may be a slightly out of date way of expressing things - but it is basically warning you that if your credit rating is bad, then this new search (whichIS a credit search) will be recorded on your credit report and may be seen as a negative thing by other people/credit agencies. The family reference is not right - cross it out if you want - i think it harks back to when credit reports were on addresses rather than individual people.,
""Would you give them to a stranger in the street?"" - you are not giving them to a stranger in the street - but to someone who is entrusting a very valuable piece of real estate into your care.
Checking and Referencing is, sadly, now a crucial and everyday part of life in many aspects - getting a new phone contract, setting up a utility bill account etc etc0 -
Every tennancy form I've filled in has meant I had to give these details...also had to give them bank statements and pay slips which show them anyway....0

Then I think you have been very lucky so far. I ask for these details as a private LL.
So it is OK for a department store to ask for bank details and other financial information when giving just a few thousand pounds credit to buy clothes, or a car dealer when selling something for £15,000, or even a credit card company when giving you £10,000 to spend..........but not a LL, who is entrusting something worth 10's of thousands of £'s into your safety!!!!!:rolleyes:

Well, it seems to me that I shall have to give over the info or pull out.
Can't fight the system, I suppose.
However, the form I need to complete is an electronic one so I'll need to call the company involved to 'discuss' amending the wording of the declaration.
Hopefully I'll be able to do it without the better half finding out and having a go at me for jeopardising the deal!

There is no need for any LL or LA to be given a T's payroll number. I would also challenge any LL who wanted a Nat Ins number, since a NINO was never intended as a form of ID.
Most will however want to see photographic ID such as a passport or driving licence. I would make sure that you state in writing that all such personal information is to be securely destroyed, in line with the DPA regs, once your tenancy has expired & all loose ends have been tied up.
Keep photocopies of any forms that you complete and make sure that you ask the right questions yourself( see the sticky up at the top of the board). Once in the property write to the LA & request the name & addressof the LL if you have not been given it - the LA has 21 days from receiving such a request to provide the info.0 -
N IN O allows a landlord who is owed money for unpaid rent to track down a person who is employed so that an attachment of earnings order can be applied for.
as we all know so well on this site - getting the Court Order is not the problem - getting the money is ......0 -

:what I am saying is that its not a number that should be handed out just because someone asks for it. Its information creep of the worst kind.
Direct from HMRC:
"Keep your number safe and do not disclose it to anyone who does not need it. Remember, its purpose is only to record National Insurance contributions and credits you have paid or are entitled to receive"0
