Advice regarding Landlord Permission

I have recently moved in to a rental house and when I viewed the house, I negotiated the rent due to an amount of decorating doing - mainly living room and bedroom.

Since moving in, I have noticed other things that will annoy me if I don't sort out, such as dirty/half painted internal doors, broken door knocker on the front door, stiff yale lock, etc.

So, I emailed the letting agency with a list of things I wanted permission to do (including putting a toilet roll holder in the downstairs toilet), and I am yet to receive a reply (a week later). Also, I have noticed a leak under the sink in the kitchen and phoned the LA on Friday to get it repaired - they said they would contact the LL as they use their own plumber but I've still not heard anything (at that time they didn't comment on the list of jobs either).

I am getting increasingly worried because now when I type in their web address, it redirects to findaproperty.com whereas they used to have their own website. Could my LA be going bust?

    Quite possibly. It's very likely the delay is with the LA rather than the LL.

    You are probably best off contacting the LL direct regarding the alterations, and regarding the repair you should follow the recognised procedure to get it done yourself and set it off against the rent.

    This is available on the Shelter website - make sure you follow it exactly and keep written evidence of all communications.

    You should ensure you have an address in England & Wales for service on the LL, if you request this in writing from the LA it is a criminal offence if they don't give it to you in 21 days.

    The LL is responsible for your deposit no matter what happens to the LA, but even so make sure it is registered in one of the official schemes.

    Until you hear otherwise keep paying rent as normal. If the LA goes bust with the rent it is not your problem.

    Always follow up a phone call with an email reviewing the conversation or a recorded delivery letter. LA isn't your problem it's the LLs (their agent), contact LL directly if need be.

    On the tenancy agreement, it's got the Landlady's address but no phone number - is the phone number something that the LA is required to give me?

    I'm worried that as they're not responding to the emails, it may be because they're not getting them - maybe they've cancelled their website/email service altogether.

    No - name and address is all that's required

    In which case use good old snail mail by recorded delivery as has already been suggested to you in BBear's post

    Your tenancy agreement will stipulate you inform the LA or LL by post if you have a problem that needs rectifying and/ or require permission to alter the property in any way. Phone calls and e-mails leave you very open to having your deposit withheld.
