If looks clear cut to me. If the OP had offered the gifted deposit, then it would all be normal. Now, if the buyer "want me to say I am getting full asking price for house", that looks like clear cut fraud. Intent to defraud is there, guilty as charged.0

Estate Agents confirmed this morning that if I agree to it, any details would be put on all forms and letters sent to both parties' Solicitors, and they said it is then up to them to decide the legalities etc of the "deal".
Even if legal I can't really see that the valuation would stack up with LTV on mortgage application, (amounts involved are betwen £100K and £120K) so, as I said in OP, I don't want to incur any costs for an aborted sale, and possibly lose out on other viewers in the meantime, although, interestingly the Estate Agents told me that once the "For Sale" board gets changed to "Sale Agreed" the interest in the property usually increases!!!
I will definitely speak to Solicitor though and tell him of my concerns before agreeing to anything, although with luck it may not be necessary (except for curiosity!), as I have a previous viewer coming back for a second viewing on Monday morning!
In any case I will post another reply on here once I have spoken to Solicitor as even if I don't need it the info may be helpful to someone else!0 -

LOL I wouldn't believe a word they say. As a buyer I can tell you that if I see something go SSTC I don't bother anymore unless it happened to come back for sale again. Don't you get it, EAs just want a sale! If it goes through, they get what they want, if it doesn't well they didn't lose anything.
If I were you, I would tell them to stick it their dodgy offer up their arrse. It's really not worth the risk toying with legalities like this.0 -
LOL RetroBob, I agree with you, in the past whenever I have seen a property "under offer" I always ignored it too!!! ........... Oh dear, am I really so gullible to be listening to Estate Agent's sales talk!!! LOL!
Selling a house is stressful at the best of times, never mind right now and with all this to worry about!!!
At least once I have sold this house I will be looking to rent for a while -then I will have different problems and stress - must take a look at the advice on this forum about that!!!0
