Value of a garage/buying land

First off - can anyone tell me how I find out the owner of land in Scotland? Just had a look at the Land Registry website and it seems to only cover England and Wales. I have just been looking round the local area of the house I want to buy and found a few bits of land that I may be able to put a garage on, within walking distance of the house. I have a dog who needs walked anyway so it's no great hardship not to have a garage on my doorstep. One area already has what appears to be a timber garage on site and there is plenty of space for at least 2 more of similar size. I am wondering if I could buy a section of this land and put another garage up. Failing that there are a few more sites where it might be possible but I'd need to find the owners and contact the council first.

Secondly, if I do manage to buy/build a garage, would this need to be sold as part of the house when I come to sell or would I need to sell it separately as it is not attached to the house? Would it increase the value of the house if sold with it, or would I get a better return on it if I sold the garage separately? I know these are all hypothetical questions atm, especially considering I haven't even bought the house yet but I like to know what I am getting into before I start.

    Re land/Scotland, I have no idea.

    A garage on a garage-sized plot seems to rarely sell for less than £10,000 in England. The prices are location dependent, look online at others for sale to establish the "lowest price any sell for" in your area.

    A new garage on the same plot, or a virgin garage on an empty plot would require planning permission. It's easier to buy a plot with a garage on and then apply to have it demolished/new one built on the same footprint because at least that way you'll know you'll be pretty much guaranteed to be allowed the size of the original garage.

    You do not have to sell it with the house, the garage will exist, for sale or not, in its own right.

    The value of the house will increase with a garage - probably just in line with what you paid for it though. Having said that, the proximity from the property and the location of the garage is likely to impact on whether it is of benefit to somebody else. In a perverse way a garage that is distant from the property might even put some people off; a few who don't need a garage might find the house of less interest/value if a garage they never wanted/needed is 1/4 mile away.

    http://www.ros.gov.uk/ is the equivalent of the Land Registry, but doesn't seem to be searchable in the same way.

    When people see a house for sale, described as 'with garage' they will assume the garage is either attached to the house, or is on the same plot, eg at the end of the garden.

    If the house already has off-road parking, a garage on a seperate plot may not even add any value, you could just get back what its cost.

    Your also assuming that a garage is used as a 'vehicle garage', a lot arnt, but are used as utility areas, ie somewhere for the washing machine, freezer, lawnmower etc
  • That's a good point Edge, didn't think of that. The house in question tho doesn't have any land around it at all. There is some off road space at the back but it doesn't "belong" to the house so you couldn't really call it off road parking. Besides which I'd much rather have my car under cover and preferably locked up, no matter how nice an area it is. The place I'd like to put the garage I don't think has any power or water so couldn't really be used a utility as such.

    Think probably best to hang the cost and sell the garage separate to the house if needs be.
