Selling in Scotland - do I need an estate agent as well as a solicitor?

Hi - I've bought in Scotland but not sold and I'm not a native so need some advice from some friendly forumites.

We are shortly going to sell our house to relocate back to England. We have had a couple of quotes from Estate Agents which are around the £2500 mark. We were going to proceed with a solicitor and an estate agent but friends of ours in the street sold their house in under a week by just using a GSPC solicitor - their view was the Estate Agents cost a lot for little return and you get better value going the GSPC route with a solicitor (I think their costs were about £1500).

What advice can anyone offer? We are in the Bearsden/Milngavie area outside Glasgow, so again, as we need a solicitor, if anyone can make a personal recommendation, I'd appreciate a pm...

    It depends on the property type being sold - some estate agents attract a specific buying group. I watched SH&H struggle to sell a tenament flat while the GSPC moved about a dozen in the area before the vendor switched and sold with GSPC.

    If its in the sub-300K mark then the GSPC would seem apt.

    > 400K maybe an estate agent esp. if its detatched.

    300-400K seems to be the difficult band.

    Compare the GSPC properties with rightmove or SH&H and see who's applicable.

    However, if your friends sold quickly then you know GSPC has an audience for your area.

    IIRC, someone did advise to go with online only then follow-up with a print ad in the GSPC paper.
  • Thanks for the replies - this has set my mind at rest we're hoping for around 275+ for the house - we need a solicitor anyway and we haven't really seen what they can offer to us that would make them worth the extra £££s
  • Why not have a look through the GSPC and go with one who has a property department icon12.gif

    One with a property department will be well versed in drawing up the ads and house details then you do the selling yourselves during the traditional viewing times. In Edinburgh this is Thursday evening 7 - 9 and Sunday 2 - 4 or by appointment icon7.gif

    Myself and my fiance just bought our first house in Edinburgh and pretty much solely used ESPC (Edinburgh Equivalent of GSPC) for finding houses. It seemed far easier for looking places up, far easier than trawling round estate agents. Our house cost 160,000 and when it comes to selling it I'll be happy to just use ESPC and a solicitor.
  • I've sold a property in Edinburgh and a few in Glasgow over the years - In Edinburgh I used ESPC and a very good solicitor but I didn't like the system of open viewing time slots (x2 weekly). Seemed to spend more time waiting for people to turn up and of course there are no confirmed appointments.
    In Glasgow I found that using a local estate agent in the area of the property has been best ... They guide you on target selling price, state of play in the current market.. and the reason I chose mostly was because in addition to Newspaper adverts, their shop window was constantly being viewed by lots of foot traffic eager to buy in the area. Most recently my neighbour at the time sold up his 2nd floor flat in March 05 (on market for 2 months). I sold mine in July. Achieved £7k more than he did, sold in 4 weeks even though I know his flat was a better house. Reason I put this down to, was not necessarily a better time to sell but the fact that he had used a conveyancing solicitor versus the estate agent with the local knowledge and foot traffic.
