Advice needed tenants leaving before end of tenancy

    I wasn't particularly having a go at G_M but it is often said when its the other way around that its a business so really the OP should treat this as a business and maximise his rental income is that business.

    If you let them leave early then you still could be out weeks of rent so allowing that doesn't change anything

    I think could as opposed to would, is the key difference. If my LL started saying No to me, I'd do the same back!

    It maybe a bargaining point for the OP but there are no guarantees the tenants would allow it either.

    How many times does it get said on here its a business....as such if they OP is owed money then he should get it.

    If it was the other way people would be saying tough so why should he show them slack?
    It is indeed a business, and when we (myself and others) advise newbie LLs of that fact, we are usually reminding of their taxation and other legal obligations.

    But 'business' is not the same is 'law'. Just because the law says the OP can claim rent until X date does not mean the LL must inevitably do that.

    Many businesses, very successful ones, offer their customers more than the law requires them to.

    M & S, Argos, and others, allow customers to return items within, typically, 30 days for a full refund. I don't mean faulty items, but any item.

    They don't have to. They could refuse. Or just offer vouchers not cash. But they make a business decision to 'cut their customers some slack' to quote myself above.

    In suggesting this option, I asked if they had been good tenants. If they'd been regularly late in paying rent, or constantly disturbed the neighbours with noise, this might (would) influence the LL's 'business' decision.

    And I also set out the law. What right the OP has to charge the full rent if he so decides.

    If it has been an awful set of tenant for you, in your place, I'd be glad to get rid of them asap. Or certainly by the end of your holiday. BUT do a proper checkout inspection.., or get someone else to do it for you (with the check in inspection list in hand).
