Chancel Repair for Newcastle Staffordshire / Chancel Repair Insurance

Hi all

Has anyone recently had a Chancel Repair Search done on a property they were buying in Silverdale, Newcastle-under-Lyme, Staffordshire? There is a church near where I am in the process of buying. My solicitor has said that it would be unlikely that they would get a definite answer and that the £18 report would just come back as "inconclusive". The said that I could take out Chancel Repair Insurance but has yet to get back to me on a quote.

Can anyone help me out? :D

    If you carry out a search and it indicates a possible liability, you will then be unable to insure against the liability arising.

    funny, i have just posted about this!! My solicitor said it would be £110 + VAT for the same search you said u would be charged £18 for. Blooming solicitors grrrrrr!!!!!! Our solicitor has given us quotes for insurance against this happening... worth getting it would appear!

    The insurance would be about £50 (one off payment) for us to insure against it happening whilst we in property. Or you can do it against you and then the next person to buy house which is about £100 i think (cant remember exactly) which we may go for just in case... or you can do it against you, next owner and then next owner for £150 ish.
    Baldrick, does it have to be this way? Our valued friendship ending with me cutting you up into strips and telling the prince that you walked over a very sharp cattle grid in an extremely heavy hat?

    The £110 search tells you whether the particular property has a liability and if it does you have a duty to register this at the Land Registry, so it is not a good idea to do that search in case it comes up with a result you don't want!

    The £18 search only tells you if the property is in an area where there are some properties with the liability. You then take out insurance if there is a possible liability.

    I have managed to obtain insurance for residential properties up to £1million for £10-£15 through Isis Conveyancing - no reason why other solicitors cannot have block policies like mine - and no, I can't arrange this for people who are not my clients or their buyers because of Financial Services restrictions.

    As the insurance is so cheap there is little point in doing any search, but I am amazed at how many solicitors have not yet realised that this can be done.

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
  • Thanks for your replies - I'm going to go ahead with insurance to be on the safe side without getting a check done. My solicitor has quoted me £25 for an annual premium so it isn't too bad.
