    Are you claiming ESPC is not a leading indicator with more current and up to date information published?

    Or are you claiming that if there has been no "nominal" change in house prices, over the last 5 years, theres no "real" change by inflation also?

    Or are you claiming that theres no lag in the publishing of the land reg data?

    Ha ha. I think anyone who has been on to the other site would agree that Geneer only ever gets a pasting when we exchange posts. You too would be on a hiding to nothing if the area in which you intended to buy had gone up £60k in the period you had been a bear. :mad: :beer:
