    Well the first one (the £335K house) has already been declined... nice house apart from the bedrooms and smallish lounge.

    If the second house (£325K) accepts the £295K offer then I will be very happy... afterall I probably would have happily offered £305K without the advice here - so I guess you guys have saved me £10K (and more when you consider compounded mortgage interest). The vendors didn't seem that bothered to get moving though so I think the offer is likely to be decline...we'll see.

    I heard back today from the agent...

    My £295K was declined... no particular reason, not even because the offer was low in their eyes but as I said before the vendor doesn't seem to be too bothered to move soon.

    With a job relocation (the need to find the job first) as well as anew home to buy they seem happy to wait and see what happens. The agent did think they were looking at around £315K but even then he wasn't sure they would accept the offer until they were clearer about there own situation.... seems a curious way to do to me unless they are hoping that someone comes in with a big offer before the prices fall in the area (as looks likely).

    The search continues :)

    Hi again all...The house buying saga continues.... I am getting very tired of looking around houses....I'm getting wrapped up in a offer-fest just because the properties we want in the area's we like just don't seem to exist.Over the weekend we found a nice 4 bed in Uckfield it's been on the market for just one week.... it's up for £309... I offered £295 and was told by the agent some one else had made a similar offer but would not be specific.The vendor has today declined it.... on the basis they want nearer the asking price...We really like this house... but I think it is over priced at £309K and other similar properties in the area would suggest that... anyway I then offered £298K....again that was declined today.... I have now offered £300K but am very apprehensive to go any further.... but someone who doesn't have a clue will probably come along in the meantime and offer the full asking price.I haven't heard anything further yet on the 300K offer. I know the vendor is end of chain as they want to move to France before September - this fits our timescale too as we are under offer and have had a survey done at our place...So I feel this deal could work for both of us but they don't seem keen to meet in the middle.Btw on the £325K house I made the £295K offer on....that is still on the market, last time I spoke to the agent the owners didn't seem to be that bother to move soon...On the £335K that I offered £305K I have since suggested I would go as high as £315K, but I'd need to view it again... and the vendors need to find out if emigration to New Zealand is going to happen or not....I dunno.... it's doing my head in and we have barely started yet!!!

    Sorry to hear that things are going on a slow for you at the moment. :(

    We had a 3 bed house in East Sussex ( Lancing .. close to Worthing way ) .. and recently sold it and moved into our Flat in Hastings. This is where we are right now.

    We have looked at Uckfield for a while now as a nice prospective area to live in. I can tell you that there is loads for a family to do ... and being so close to places like Eastbourne and Brighton has its advantages. But yes you are right ... the price has to be right and the maths has to all be done before you make such a big desicion.

    Thanks for that Homeless.... you are right it is very nice down there.... just so darn hard to find the right house!!The saga continues but I am going to post a new thread I think about it.

    300 sounds a very reasonable offer on a house up for 309......i'd have thought the vendor would accept that or very near to it anyway

    our population is increasing and our family sizes are increasing and the number of home being built is decreasing....supply and demand
