Solicitors Quote Coveyancing

hi all,

i have recently gotten several quotes for the purchase of a house, but have no idea which to go with for the best...

the only one that i have ruled out of the equation is the man who rambled on for ages, and sounded suprised when i mentioned a mining search (i live in Barnsley so very pertinent...)

all of the others have quoted much the saame price, so none of them seem ridiculously cheap or exspensive which is not much help...

i know cheaper isn't always better, but so far that has been the only draw to a particular firm...

any ideas how to choose?

    Didn't they ask you where the property was? Even though I'm miles away in Hampshire a mining search is the first thing I'd think of if I knew you were buying in Barnsley....

    Without rambling on you do want to know that they will explain stuff to you...

    they knew where it was.... he just sounded a bit dotty TBH...

    all of them suded really nice, and explained that i would need X&X&X... but as they have all quoted really similar prices i don't think that any are trying to rip me off, i just know that cheapest doesn't always mean best...

    i saw a quote somewhere on hera that said you should get 3, one distant, one internet and one local quote... the distant man was the rambler, and i wouldn't be happy doing all of that online, and all of the local quotes seem much of a muchness... hey ho i'll pop a pin in the page to choose one...

  • Talk to some friends and see if you can get a recommendation from someone.

    Interestingly I could only find one solicitor with a website when I Googled "Conveyancing Barnsley", otherwise I would have suggested looking on local solicitors' websites, but they don't seem to do them, or don't seem to have much idea about Search Engine optimisation so people can find them quickly!

    I would ring a local EA and ask for the ones they recommend - and then ring another local EA and see who they recommend...
  • I would go for the one you feel you can trust out of the local ones, recommendations from friends/family are always useful but trust your gut instinct! Try and go for a No Sale No Fee solicitor, and double check they won't be charging you extra for letters/phone calls etc. I wouldn't ask local EAs to recommend, a lot of them have conveyancing operations attached to their companies and the staff will be obliged to recommend them regardless of their thoughts on the service!     I'm also in Barnsley and got my quotes reallymoving.com I think its called. We ended up going with a firm called Beaumont Legal in Wakey, what swung it for me was the price (obviously) but they were level with other quotes but they also seemed to know what they were talking about when I spoke to them (the knew about mining searches, for example!) and you can also track progress online.

    ETA, the solicitors my EA recommended quoted me £1000 more than BL!! So be careful.
  • Speak to independent estate agents in Barnsley (as a rule of thumb only the corporates are connected to these large 'conveyancing centers').

    The independents don't have any financial ties to solicitors and the ones that they recommend would be the ones that they work best with.
