Land registry charge
Options
WE had a secured loan on our Mortgage with First Plus, this was then taken over by Elderbridge. We completed the loan in full on August 2017. Elderbridge removed the charge on the property in September 2017.
I checked with the HM Land registry last week only to find the there is still a charge held by First Plus.
Elderbridge have confirmed that this should have been taken off by First Plus when they took over that part of the business but it has not been done.
How do i get this charge removed as i cant seem to find anyway of contacting First Plus.
Elderbridge say they cant help.
Can you suggest how we can get this removed.

Hi, Brian. Is it this 'First Plus'? https://beta.companieshouse.gov.uk/company/03315543 Companies House is useful if you're trying to locate the contact details for a company, so if this isn't the right one it's worth searching there.
If you can't find them at all it is possible to get the charge removed, see Section 5 here; https://www.gov.uk/government/publications/land-charges-applications-for-registration-official-search-office-copy-and-cancellation/practice-guide-63-land-charges-applications-for-registration-official-search-office-copy-and-cancellation#applications-for-cancellation-rules-9-and-10-of-the-land-charges-rules-1974
Hope this helps!0 -
Hi Brian,
Quick response for this one,
Elderbridge do actually have powerif attorney to remove First plus charges. However dependant on where the property is it can either be done within a matter of hours or take a number of days as this may need to be referred to their solicitors.
As long as you are sure it is an old first plus charge on the property that are able to remove it. I would suggest raising a complaint regarding this it will escalate the process and ensure it is done.0
