Declined - good solid advise needed

Hi
Applied for a remortgage for debt consolidation - will take us to 78% ltv. We were turned down by Accord (too high debt to income ratio), Paid broker fee up front - refundable if they can get us a mortgage. Now applying with another lender. Been about 4 weeks so far valuation etc all OK are asking for other documents. Broker said if that fails one other alternative and if that didn't work we would be refunded the fee. We asked if the repeated applications will effect my credit score and was told no? I guess we are just trying to get our heads round what to do if this lender doesn't accept us. We have not had any CCJ's or defaults I have one late payment on my credit file from last March. When we applied the broker said we had plenty of income to play with. We are reading of people getting mortgages with CCJs and DMP's.
Guess we are just asking what the best route to take would be if we are turned down again?
