Remortgaging a first & second charge

I’m trying to remortgage for debt consolidation and have my mortgage plus a second charge mortgage however I can’t get free legal due to having a trust deed which was set up by my parents to cover their money they gave me when I purchased the house in 2013 cash buyer. House solely in my name. Due to circumstances I took out a mortgage in 2015 with no problems at all. I then remortgaged in 2018 and also had a second charge too.
This is the wording in the trust
IT IS HEREBY AGREED AND DECLARED that Xxxxx shall have full power to sell mortgage charge lease or otherwise dispose of the said Property or any part thereof with all the powers in that behalf as an absolute owner"
Can I get someone to do the legal if/when I get my offer or will I not be able to go ahead?
This is the wording in the trust
