hiya,
I live in a block of flats.
The neighbour's ground floor flat has had a problem with the overflow.Sometimes even sewage comes out on to the pavement.
We're pretty sure that it's their problem.
Either way, we have a property maintenance company that we get our insurance through.
We have contacted them and the environmetal health to get this issue resolved, ut nothing has happened so far.
Any advice appreciated. We don't feel that we should pay for another neighbour's issues..All the more so because we pay insurance to the property management company.
Many thanks,
yogi

Is the flat owner occupied or is it rented out as a "Buy to Let"?
The owner should be responsible for getting this sorted and I think you will have to put pressure on the Property Management company to liaise with the owner to resolve the problem.
It would help if you have an active Residents group to lobby your management company. They are probably doing as little as they can get away with for the fee that they charge and if you have a Residents Association, you can probably threaten to move the Management to another provider if they don't perform efficiently. This won't help you in the short term and I think your only recourse is to write (recorded delivery) to the management company outlining the problem, and asking for them to contact the owner of the property and get the issue sorted. Give a deadline date by which you want this work to be done and follow up in writing regularly. Keep copies of all your letters.0
