If you are new to the board, then welcome and I hope you find it as informative and enjoyable experience.
This post is written to try and help you get more out of your visit here. Whilst not conclusive, it should at least get you on your way.
1 - Read Martins Guides
2 - If you are looking for someone to tell you if there are better deals then please understand that it takes a qualified professional about 1hr to get all the information that is needed to tell you the best deal that they can. It can take further time to actually find it.
So you have to appreciate that by trying to get someone on here, whether it be a broker or a helpful non broker, to say that there are better deals then you must remember that the deals being mentioned will not be applicable to everybody and what the best deal for one person is not the best for others.
There are many factors to be considered in choosing a mortgage and whilst it is clear that there are many people out there that are savvy enough to do this, you need to be confident in what you are doing and looking for.
3 - If you have a gripe about fees or trying to reclaim mortgage related fees back then this has been discussed over and over again on here so please use the search facility.
4 - Please be aware that there are many helpful brokers on the board that will gladly try and help in the open forum. Should you get an approach from anybody offering advice or help for which you have not asked for. Please name and shame or report to the board admin.
5 - Remember that no question is stupid and that everybody will have varying levels of knowledge. If you see a post that is similar to yours, please still post a new thread for your question as hijacking another persons thread may not get seen by other posters who may be able to offer you help.
6 - Be polite to people needing help and remember that everybody on here contributes for the benefit of the forum and not themselves
7 - If you find resolution to your issue then, try and bring closure where possible to it by letting those that have helped know this.
8 - The thanks button is there to show your appreciation if you feel that a post has been made which has helped you or at least understand why your issue has occurred. Use this button appropriately.
I think thats about it - unless anybody else can add to this. Let me know and I will amend.

Probably because you haven't searched first. e.g. Direct Line 5 year.0 -

point number 2 in my list is probably the reason for non response. You are asking whether a fixed, tracker and whether or not interest rates etc.
What is right for you may not be someone else. We do not know what is right for you and you need to understand what the pro's and con's of the different products. When you understand this and understand how flexible your budget is, make a decision on what product you should take.
Interest rates - nobody knows what will happen, we can guess but at the end of the day, its so uncertain at the moment so whilst short term there is a feeling that they will be lowered or be stable for the rest of the year but its only a feeling - no guarantees.I am a Mortgage AdviserYou should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.
