    Friend of mine had a 2nd viewing on a house 5 weeks ago and put in an offer the same day.
    Offer accepted the following day. 

    He is a first-time buyer, the vendor is moving abroad. 

    Exchange date has been set for 12th December. 

    It's a fairly new house with no work needed and was last sold only 18 months ago so everything should be in order.

    I don't know how likely they are to achieve that exchange date but I can't imagine the solicitors would have accepted it if it was unrealistic?

    So, if you can find a buyer that is motivated enough and have everything in order yourselves I'd say it was perfectly possible. 

    On the other hand , if it's been in the market 10mths+ already you might struggle. 
    Christmas might help with buyers keen to be in and settled for Christmas in a new home but if yours needs work it might have the opposite effect with buyers not wanting to be in the middle of refurbishment works over the festive period?
