Flambard Williams

My experience with Flambard Williams has been extremely negative. I was advised that my budget could fund multiple profitable buy-to-let properties. In reality, the advice was misleading, the figures provided were inaccurate, and I have lost tens of thousands in deposits while being left with a property that makes a monthly loss. I feel their conduct was careless and irresponsible, and I would strongly caution others to avoid this company.

    Not many people will know (without Googling) who Flambard Williams are or what they do?

    If your post was just to moan about them, then that's fair enough (but there is a separate board for that).

    But if you want to help others, it would help if you explain exactly what they did that was misleading, so others can avoid it.

    • Purchase prices were higher than expected.

    • Actual rental income was significantly lower.

    • Service charges, ground rent, and other running costs were far more than quoted.

    As a result, I have lost tens of thousands of pounds in deposits and am left with a property that makes a monthly loss instead of a profit.

    If you are considering investing with Flambard Williams or any similar UK property investment agency, I strongly recommend:

    • Independently verifying all figures they give you (purchase price, rent, service charges, void periods).

    • Seeking your own legal and financial advice before paying any deposits.

    • Being cautious of high-yield claims without third-party evidence.

    I feel their conduct in my case was careless and irresponsible, and I would strongly caution others to avoid relying solely on their projections.

    I think 'careless and irresponsible' is a rather polite way to describe these types of operations.

    Also probably better to replace 'strongly caution' ' with a well known phrase that includes Bargepoles.
