    Well loft is ok.

    However looks like there is subsidence. Likely from drainage at both sides.
    We have a lot of old lead pipes that go from the gutter into the ground, we are going to get a cctv survey. 

    The above concerned him, surveyor didn't care about this huge drop and didn't even think why. I did have a level 3! The cracks inside likely due to the way the roof is, he wasn't overly concerned but us concerned about subsidence.

    Oh and the surveyor missed the below. It is at the side of the converted garage, we don't really go down that side of the house (no gate that side).The surveyor is incompetent and negligent, I'll be taking action against the firm. I hadn't even checked that side.

    We've bought a lemon.

    Doesn`t look good, how much time did you spend looking round the outside of the property before you bought?

    Doesn`t look good, how much time did you spend looking round the outside of the property before you bought?
    We aren't experts but didn't really go down the side with the cracks above the window for long. 

    Ultimately the surveyor is the expert. Even after I showed him the photos after I complained of the dropped concrete just he dismissed it.

    I would have expected all of this to be mentioned in the first report, even if it was just an advisory of something minor.  Thats the whole  point of getting a survey so you can decide how much to pay. 

    I would hazard a guess that the crack is related to having the double glazing fitted.  

    I'm not sure its a complete lemon.  If it was substantially cheaper than similar in the area, then it may still turn out to be the best place eventually.

    I agree - surveyor now been here twice as well. 

     The structural engineer said he thought it was the drains causing subsidence.

    That window is on the right hand side of the house, the dropped concrete the left side. On the right side (window) is the side of the manhole.

    They foul water in the manhole isn't washing away, it isn't low enough. Likely will need to redo the whole drainage burn surface water and foul.

    Was it substantially cheaper, did the OP say that?

    It was probably 20k under the area but needs work. With subsidence we've lost money. 

    We are fixing the drains - this was one that the conservatory company that built the conservatory in 2021 did! Massive hole!!! All the water leaking into the ground.

    No, it wasn't suggested if you mean a cctv survey before buying? The sellers wouldn't have allowed this anyway.

    Surveyor should have suggested it, but regardless he should have seen the cracks and dropped concrete. He has said to me in a text "no subsidence" and said no signs of subsidence in his level 3 survey report.
