Hello,
Looking for views on the below.
We have a two part mortgage
Part 1 223,095.52 fixed until 29/02/2024 1.58% and 0.75% ERC
Part 2 140,618.16 fixed until 31/07/2023 2.18% and 1% ERC
Have a call with mortgage advisor that is pushing Halifax 5 yr fix at 4.7% - meaning we would need to pay part 1 ERC and solicitor fees etc etc
Our other option is... Natwest are offering a product switch on Part 2 5 yr fix at 4.49% £995 product fee
So what do I do... I'm in two minds, do i switch part 2 now, try and overpay as much as we can and hope we can get a similar deal later on this year for part 1
OR do I try and beat the curve and fix it all - (paying out approx 3k for fees)

Personally I’d leave it a bit longer before doing anything and see what rates are like approx April time
