Cancelled mid-application - broker didn't respond.

Hi all,
I applied through a broker for a 90% Shared Ownership 2 year fixed mortgage with Leeds Building Society *just* before the first lockdown. For various reasons (MHCLG's January 2020 Advice Note, surveyors not being able to survey in person, Leeds changing their policy on EWS1), a crucial EWS1 survey was delayed until 28th August.

The EWS1 report was then due on 28th September. Almost 2 months later, there still hasn't been a report, but Leeds had asked my broker to ask me for updated payslips.

I sent these to my broker around 4 weeks ago and received a letter yesterday from Leeds, informing me that they cancelled my application due to inactivity.

I immediately called my broker, then called Leeds. Leeds said they cancelled because broker did not forward, as requested, the payslips. They did also say that my broker can present my case to the Business Development Manager to reopen the application instead of starting a new one.

I would prefer to do this because as slow as my broker is, he did get me a very good rate and it is not guaranteed that I would get that now on a different product (the original one doesn't exist, I think).

What is the likelihood that they will reopen the application, since it was not my fault no response had been given?

I'm miffed at my broker for letting this slip but if it's fixable, that is okay!

  • It is difficult to know. Rates are probably 1% higher at 90% now so they may be reluctant to let you have it
