Which mortgage?

Hi guys, I am about to remortgage and can get a good rate by sticking with barclays and without the hassle of fully remortgaging. Which of these three deals is the best overall? I appreciate any advice given.

I've never had a mortgage but probably option 3 (7yr fixed 1.45%) - Because it's the cheapest overall cost, the cheapest interest rate and lowest estimated monthly payment. There is lower rates but only for 2 year fixed, I would like to be fixed for as long as possible given the ridiculously low base rate, and rates offered by lenders at the moment.
