Going on partner's house deeds

Partner got a mortage before we met. His mortgage fixed-term is coming to an end and we have decided to go in together. I have enough in savings to pay off the remainder of the mortgage.
Does anyone know what I need to do to protect my investment? FWIW he will have paid around 20k more than me overall.
Marriage is not something that I want to do at the moment even though i know this is the best thing to do.
