1st time mortgage searchers, worry of course

Hello all!

My wife and I are currently on the search for our first mortgage.

My current annual is c £42600 and hers being around 6500 (PT)

Having looked at Halifax with our 30k deposit we could hit the magical 265000 we are after with their AIP

Yes NatWest worryingly offer only 102000. How can they be so far apart? We’ve worked so hard to finally get into a house owning position I’m hoping I’m just over thinking everything!

    NatWest is pretty much always above Halifax in the affordability stakes and that is far too big a difference to be correct. Are you sure you entered each item correctly in each calculator?

  • I thought the same. I understand NatWest/RBS were meant to be a more lenient lender with 5.5 claim salary.

    I assume their AIP are soft checks or nothing at all. Just trying to do the bare min to avoid any adverse marks on file etc.

    Any loans, credit cards to repay? Children to support?
  • 2 dependants
    4K on a 0% card which will be paid off end of jan in lump.

    That’s it

    No child care, loans, car finance or ccj’s etc

    Will have an impact on affordability as defined by lenders. MMR firmly placed the responsibility on lenders to act accordingly. A 5.5 times multiple would require sound financial personal circumstances.
  • Halifax advisor said at worst it’ll need paying off as a condition. Which is fine.

    I’m just amazed NatWest can offer such a low amount with just that CC.

    Thats strange, Halifax wouldn't lend us enough yet NatWest have said £100k more than we need, I think someone may of made a booboo on the numbers

    Have you seen a mortgage broker? It may be a lot easier (and do note that most mortgages in the UK are arranged via a broker - so that is the common method)

  • Funnily enough I contacted a broker this morning. By mid day we had a better rate on the plate from Nationwide and more than required offered.
