Mortgage when you're old?

Hi,
this might be a cray idea, I'm wondering if it could work. I've a house in London and my partner and I would like to move out in the next few years when we get to retiring age.
Is it at all likely that any lender would be willing to lend enough for us to get smaller property in a cheaper area that would be paid for from the income made by letting out our London house?
Obviously, we'd be about 65, maybe a bit younger when looking to do this so I wouldn't be expecting anything more than a ten year mortgage.
Googling indicates that there is such a thing as a let to buy mortgage but other than its existence I've not found out anymore.

OK, thanks. It's good to know that age is not necessarily a barrier. I have no more details to give, it's a plan in the very early stages so far.
