I'm in a mess help

This is now ruining my life.
I bought a house with my then partner in jan 2008 later that year I had a serious illness and we ended up separating.
She still lives in the house with a new man but not married and they now have a child and I am now married with a child.
She has made all payments but does not earn enough to take the mortgage solely on her own and last year her and her man together got turned down.
What are the options?
She wants to stay in the house and she will make it difficult to sell and it is also in very little if any equity.
Any help appreciated as I'm now taking medication through this getting on top of me
Thanks

What do you want to achieve?

Is there any equity in the house that you feel entitled to? Or do you just want your name removed from the mortgage with no payment?

With no equity in the property and providing your ex continues to pay the mortgage there are no real options available to you. As forcing a legal sale of the property is an expensive business.

For the moment you may have just to bide your time.

She also faces the long term issue that you own 50% of the property they are currently paying for. Therefore I doubt that are happy with the situation either.

I understand that I own 50% but they seem happy to just carry on as they know they have been refused a mortgage.
I'm even prepared to take a loss to get my name clear.

There's another forum user in a similar position to you. They have managed to DIY a forced sale but it has taken ages.
