FTB being very restless!

Hi Guys,

I have been a frequent viewer of this site since jumping into the world of Mortgages! Have seen some great posts on this site with great advice given so i would love some advice from you all.

I have applied and have been offered a mortgage through my broker in the past view weeks. Everything at the start seems to have went smoothly thanks to my fantastic broker. However, since i have been offered the mortgage things have gone very silent! I have an adverse credit history with 2 satisfied defaults and consider myself incredibly lucky my broker has secured an offer from an actual bank (clydesdale bank) rather than a sub-prime lender. While this is great, my solicitor and I are yet to receive the offer in writing from the bank to confirm the offer! I did receive the offer through email (15/12/2014) from my broker by nothing yet in the post and its getting me very nervous.

I am very conscious that things can go wrong as they tend to do in times of uncertainty. My question to you intelligent lot...is the delay getting the postal version normal? Do things normally go wrong for people in my position when a bank is involved?

    Never dealt with the clydesdale but can they notfax or email it over to the solicitor?

    It is Christmas time so its not unheard of for things to get delayed but a week and I would be chasing this or or at the very least getting the solicitor to.

    I haven't asked them to fax or email it, to be fair our solicitor hasn't to date been very pro-active with my file...4 weeks since offer accepted on the propery they still haven't received the mortgage pack from the vendors solicitor. Is it me or is this really slow?!

    I guess i'm just being really concerned that things could fall flat...does this normally happen after an offer is issued? Is there any do's or don't's to abide by?

    I could tell you there is 100%cast iron guarantee you will be in your house by the 10th of January but you would still worry... everyone does.

    Solicitor sounds like hes in holiday mode. Get on the phone ask him to pull his finger out as hes being paid to get your house.

    Your probably about 4-6 weeks off completing yet by the sounds of it so dont worry, you will be shattered otherwise.You have your offer, thats usually the most complex bit.

    Things can crop up with the solicitors but its uncommon.

    I am a worrier unfortunately...I didn't realise it was such a slow process!

    I am a yesterday guy, i want everything done yesterday and cant understand why its taking so long! You are right, i am paying these guys to do a job. Every time I call the solicitor its like...'what do you want?' So frustrating!! :(

    Thats why I ask my clients to use my solicitor.
    I dont get any kickbacks from her but I know shes good.

    tbh i think the average time when there is no chain involved is about 12 weeks from start to completion and you should expect at least that. Obviously cash buyers can do this quicker or it could take longer if something unexpected arises but people are dreaming if they think this process can be done in six weeks....and thats not taking into account xmas leave etc.....

    unfortunately the system in England is very much money for old rope with solicitors still communicating with each other by letter or fax like something out of the 80s, and even if your solicitor is on top form the other persons can always be a roadblock....and dont get me started on idiot banks...

    For some reason, mortgage offer issued with Clydesdale does not mean that it is actually offered in the post.


    They are slower, post is slower at this time of year.


    Will be worth it and broker done well achieving Clydesdale terms given the adverse credit.

    I am almost certain its the xmas period & post, but of course there is always a worry!

    I do think the time of the year makes a huge difference as most people either shut off or shut down on xmas week, myself included!

    Does anyone have any experience of things going south after the offer is given? I am concerned that someone will think...hey, wait, not giving this guy is money! Is there a guide to abide by?

    I do agree with you on this one, its such an Archaic system, given the fact we are in 2014/15! I am currently going through a process in my line of work to eliminate paper but it's proving SOOOO tough...I dont know what is peoples facination with paper! Get with the times PEOPLE!
