    I was turned away by my own bank (First Direct) by a rather silly woman who claimed that the bank wouldn't have the first charge on my property (it's a right to buy purchase). No amount of quoting from the Housing Act etc would convince her that she was wrong.
    I had similar experience with HSBC when during my first appointment I was told cannot get a mortgage on my property because it's partially made from concrete- before I made an appointment I made sure they still lent on tower block- ever seen a concrete-free tower block?
    Being of a rather persistent nature (and as yourself I set my mind on their lifetime tracker) I made an appointment with a proper mortgage advisor at HSBC branch. At this level staff are well qualified and know what they are doing. As a result we were approved for the mortgage we wanted.
    So if there is a branch nearby maybe it's worth giving it a shot. Mind you, they gave us a proper and thorough grilling (and we were only borrowing 1X joint salary).
    If no luck with that, as other posters say, when the rates go up the trackers might not seem so desirable anymore.
