Current mortgage, crap credit score & moving house

I have a mortgage with Santander on my previous property where my ex still lives (my name solely but she has always paid the payments since we split) The house is up for sale and she is moving out when it sells. I would like to buy another house rather than move back to this house (too many bad memories) but I haven't got the best credit rating anymore and wondered if I transferred the mortgage to another property would Santander credit check me again and refuse me to "move"? I am awaiting a lump sum of inheritance to clear my outstanding debts which are currently hurting my credit score. The mortgage however has always been paid on time, no problems there. The payments are well within my budget. I wouldn't be looking to upsize, either stay the same or less if possible. Many thanks for your help.

    Without knowing more about the deposit site (as a percentage of the purchase price) and what bad credit you actually have its difficult to say.

    Might be worth chatting with a broker to get some advice specific to your circumstances.

    Yes, they will credit check you if you are going to move properties.

    You will pay off your old mortgage and take out a new one on the new property - this will involve you being assessed from scratch, even if your new mortgage is with the same lender.

    ETA: What impact this will have on your plans is, as ACG says, dependent on the details so have a word with an independent broker (not an EA one).

    Well I'm in a DMP - in hindsight I wish I hadn't bothered and just made arrangements with the creditors directly instead but with the messy break-up and walking away from my house potless it felt like a sensible thing to do at the time. Anyways I'm presuming nobody will touch me for a new mortgage. I fear my only hope is to go back to that house or sell up and carry on renting where I am. The mortgage was 75%.

    IF the DMP is paid off in FULL and you have a 25% deposit - you will have possibly 1 or 2 lenders who will look at this.

    Without doubt you will need a broker as i dont think any high street lender will touch this.

    But there is some potential there with that deposit.
