is this a buyers market? some articles says its best time to sell and some say its good for first time buyers

i dodnt think the prices are going down.. looks like the asking prices on property site (rightmove) are fairly same

can some one give me an idea

depends where you live and how much money you've got and what you want to buy, as always. it is impossible to generalise.

don't know anything about essex personally - should have said before that you are far more likely to get a helpful response if you post on the house buying and renting board (just next to this one on the main forum page), as that board has far more visitors and this place is just a loony bin.
