the value 18months ago was by an estate agent. read the posts- i never expected it to be valued at that by a mortgage valuer! i expected 175 from them like i stated previously and thats pretty close to what i got. some people!! my purpose of posting was for advice for our mortgage- never once did i ask for advice about selling our property. get off your high horse trying to put people down. although they do say people only do that because of there own inadquecies- any issues you'd like to discuss??0

I'd like to close this rather unedifying thread by suggesting anyone looking to remortgage or take a new product from their existing lender consider having the property internally inspected in preference to a desktop or a drive-by, even if there is a charge.
Getting the LTV you want and the deal you want appears preferable to the alternative. I only accept a drive-by for my clients when the LTV is 50% or less and I trust the source of the 50%.I am a mortgage broker.
