Which application first? Mortgage or personal loan?

Options
Looking to raise about £30k for some renovation work.

Can get about £20k as further mortgage advance based on current ltv, then looking for the balance on a personal loan at a good rate.

Affordability and credit file good.

Which should I apply for first so as not to jeapordise the other?

A loan may well impact on your mortgage application.
  • Do you mean it terms of affordability or just being accepted/declined?
I am talking about a further advance on an existing mortgage, not a new application.

Further advance for all intents and purposes is a new application. As you wish to borrow more money. So credit checks will be made and current underwriting criteria applied.

Some lenders are now deducting the amount of outstanding unsecured credit from the amount they are willing to advance. So not just factoring in the amount of monthly repayment.
