'Table-sized flat' for £170,000

I thought this was rather amusing....

A flat the size of a snooker table (full size presuambly) for £170K and it is expected to sell due to it's, "close proximity to the fashionable bars, shops and leisure facilities of Kensington and Chelsea."
Maybe I am just being cynical, but what use is it being close to shops if you don't have any space to put anything that you buy?
