Please tell me I'm worrying about nothing.

Having a big panic about our upcoming house completion on Friday. The mortgage is with RBOS and a major part of our debt is with them as well. I sppoke to the conveyancer today to make sure everything was set for Friday and she said the buyer was waiting to get the keys but:mad: the conveyancer has asked 3 times for the mortgage settlement figure and has received nothing yet from RBOS.
Can they do this?
The profit from the house sale is going to be used to make full and final offer to all our creditors and we could put all this debt nightmare behind us,
None of this debt is secured.
Can the RBOS refuse to supply the details? Can they stop us getting the money?

Don't worry. It is in the lender's interests for you to sell the house and pay the mortgage off. It is a nail-biting time for you, but they will provide the figure, and the sale will go through as planned. Hang in there !I'm a retired employment solicitor. Hi, I swapped my mortgage from RBOS to another supplier last year. At every turn they made it difficult - giving me an out of date settlement figure, losing my requests, making me wait a month for a new one... until I created hell - demanded to speak to a supervisor, threatened them with the financial services authority and demanded they faxed the figure to my solicitor THAT DAY.

I used to process mortgages for a living, and I can honestly say that most delays are caused by the current lender not providing a redemption figure on time - as others have said, ring them yourself, and pester and pester until they fax it to your solicitor - some lenders will fax a correct redemption figure to the solicitor on the morning of completion, but most will provide a figure as at a particular date, but include the daily interest figure, so that if completion is not on the exact date they have produced the figure for, your solicitor can add or subtract the correct number of days worth of interest. Thanks for the replies. We are not buying another property as we live in rented accomodation now so maybe the RBOS think we are intending to jet off to the sun with the profits:D
I wish it was true because I'm sitting here with 3 jumpers on so I don't have to switch the central heating on.0 -

just don't accept no for an answer - they will tell you it takes longer etc etc, but it is nonsense - they can do it if they want to.

When I spoke to the conveyancer, she said that we could have the money transferred directly to our bank account but there would be a fee of £14.00:eek:
My MSE hat nearly fell off. I said I would call in and collect the cheque thankyou very much!
DH and I are going to go to the pics (cheap viewing of course) and have a meal....in Happy Hour. Or might chicken out and get a takeaway and a DVD!
