If they leave the garden furniture you might be able to knock a few grand off.

    What?

    Bit mean?

    It's what I do.

    The deposit looks good

The mortgage v's wage looks good

    The house looks good

I think most FTB's would love to be in that position.

I love real sized kitchens: where you know your kids could sit and do homework while you cook supper...or bake for the freezer and where t night you can close he door on the daytime part of your life and go in to a clean and tidy sitting room that's for...sitting in...because the kitchen contains all it needs too with out spilling out.

Exactly :) There are double doors between the kitchen and lounge too, which is nice.

TBH, it has its pros and cons. The garden could be bigger for a start, as could the bathroom, but the 4 bedrooms and huge kitchen are major pluses.

Cleaver, I agree with your OP and know couples who are saving and can afford to buy whilst still having a life.

For those worried about interest rates there is an interesting 10 year fixed for 5.2%
    Murphy was an optimist!!!

That is quite interesting. Can anyone explain this bit:
    Early Repayment Charges:
    10 Year Fixed Rate Mortgage
Additional payments over 10% of balance or redemption in first 10 Years:
    • 6% Until 30.06.2016
    • 5% from 01.07.2016 to 30.06.2017
    • 4% from 01.07.2017 to 30.06.2018
    • 3% from 01.07.2018 to 30.06.2019
    • 2% from 01.07.2019 to 30.06.2020

Does that mean you can pay of 10% additional of your mortgage in the entire 10 year period? What's all the 6%, 5% stuff?

Someone help me here, I'm tired.

It means "these are your penalties, listed by date, if you repay more than 10% in any one year, or if you redeem the mortgage entirely within the 10-year-fix period"

So, you can fix for 10 years. You can overpay by up to 10% per year .... but if you overpay by more than 10% or want to pay it off .... you'll have to pay these extra penalties. These are the redemption charges, which reduce over time.
