So I purchased a 5 bed detached with a 30% deposit.
at 27% below April 08 in August 08, I have a BOE lifetime tracker at 0.49 over BOE BASE and have paid of 7% of my mortgage in that time.
So out of interest what have I done wrong other than having a home for my family and reacted quick to the mortgage markets.

Let is the key word - you get a yield. this provides a profit and there are tax efficiencies in BTL.
Capital values are realised when you sell - 2/5/10 years or whenever
