Halifax won't supply an up to date redemption statement

Hello all
First time poster long time lurker!
I'm in the pocess of switching my mortgage from Halifax to First Direct (managed to secure the BOE +0.49% deal).
This was all agreed back in November, and FirstDirect (FD) applied to Halifax for a redemption figure for 2nd January when the early redemption charges will no longer apply.
This figure soon became out of date as I made overpayments so I let FD know they would need to get a new redemption statement.
Since mid-December FD have phoned Halifax twice to ask them to fax a redemtion satement and each time it has not been done.
I called the Halifax mortgage department on Christmas Eve and almost got shouted at by a very irrate man who insisted I couldn't authorise them to fax the statement and that it has to be done by a phone call from FD & they would fax it within 15 minutes!
I called Halifax again this afternoon to find a message that the Mortgage department was closed for the New Year! Have I missed an additional bank holiday or something?
I'm going to write a letter to Halifax to let them know what a shambles I think they are. I don't suppose anyone has an email address either for their mortgage department or for complaints - they don't put these on their web site (I wonder why?!?).
Any suggestions gratefully received
Happy New Year

Edited - I tell a lie - its not my first post after all - just proves what a bad memory I have!

Do you know how long the complaints process takes?!!!!!.........FD should be the ones putting the pressure on not you..........why do u think it is the fault of the Hally, it could be FD who are fobbing u off.............0

Hi Feisty
You could be right.
I've just switched my current a/c to FD & whenever they answer the phone they are polite, seem to be interested in any banking problems I have & so far have been very helpful.
They've obviously got their customer psycology sorted!
I'll dig a little deeper when I phone both FD and Halifax on Friday.
I know I won't be losing out much with the higher interest on Halifax's SVR for a few days, but its the stress and hassle of having to constantly chivvy both sides along and Halifax's attitude thats annoying me. I don't want to lose this FD offer as its too good to miss.

The redemption statement should be requested by the solicitor acting on behalf of FD for the remortgage.
If they have an out of date figure, they can still go ahead on that basis and any overpayment should be refunded to you within a matter of days of the remortgage completing.
While not particularly impressed with the responses you've had from Halifax, I don't understand why First Direct's solicitors aren't pushing this for you.
Unless they like an extended Christmas holiday too.0 -
just my thoughts... whilst you're in the middle of redeeming a mortgage, isnt it over-complicating things to start overpaying the old mortgage supplier at the 11th hour??
The redemption statements are usually only valid for a week or so (I dont know for sure?) so if you overpayed between the statement being issued and redemption its almost asking for complication.0 -

That's why you have conveyancing solicitors involved in the process of rmtg

My monthly DD mortgage payment goes out on the 3rd of the month, and I also have a standing order overpayment that also goes out on the 3rd. I have made additional overpayments in previous months, but in December I didn't for obvious reasons.
As these were last paid on the 3rd December there has been plenty of time to produce an up to date redemption statement ready for Jan 2nd.
So in answer to your post TighterThanTwoCoatsOfPain, I wouldn't say I have made any 11th hour overpayments0 -
Eliza.....Have FD given the contact no for their solicitor, if so call them 2moro, as in my experience you could easiy find it is them not following it up, but don't stress yrself!0

Thanks Fiesty I'll try that.
Also FD did say Halifax often fax to HSBC instead of FD by mistake!!0 -
well if FD said that they should have taken their precautions, it is not unusual for me to stay on the fone when i have requested a fax be sent..i stay on the fone rather than someone saying yes we will send a fax over & then it never happens.........U r rcvg free legals & i am afraid u get what u pay for......this happens all the time, no comfort to you, but i say again don't stress yrself......0

Totally agree in that case... cant understand why a redemption statement was produced in the first place but hey ho!That's why you have conveyancing solicitors involved in the process of rmtg

Yeah, and then the OP would have likely been on here saying "why have i completed for more than my outstanding balance, they wont give me my money for a few weeks"
Its just one of those things when you remortgage. The OP sounded like they had made a last minute overpayment orginally... now it just seems like the Hally being slack if no payments have been made since 3rd Dec.0
