Hubbie been speaking to sales manager at his work (he is in the housing industry) and was advised to get on the market soon in case the election is a bad outcome. Not sure what he means as whoever gets in will need to raise the income tax or other taxes so in the future we will have lesser money no doubt in our incomes. We will see what happens.
Will do a bit of homework this morning about ea rates and find out rough cost of sols fees and if houses are starting to sell again. Also need to speak to our lender to clarify that we are ok to go for another house at a higher price and port our original mortgage over and take out additional borrowing. re your house move, don't forget that you need a HIP to sell now! £250 for a HIP is reasonable but you can get cheaper on the internet.
Solicitor's fees should be just over £600 for a straight forward sale, selling under £200,000 I think - don't quote me though!
Estate agents fees are generally about 1% i think but i know that for*front charge a flat fee of £800 as they are an internet only company, buit i think its non-refundable even if you don't sell.

We finally got round to booking AA cover for me and hubbie through cashback of course, so thats £50 in the savings when it gets paid out.
Going to speak to Nationwide 2nd february and see if they will agree to give us yes to buying another house with a larger mortgage - and then we can get things moving. There is nothing really about in the area we want so I hope that the house market picks up a bit over the next few weeks and I do not want to sell this house with no where to go.

Had one EA out to value our house and got another 1 coming on Monday. The value is exactly like I thought so thats good. then on Tuesday visiting nationwide to find out if we can borrow the extra money and if they agree with the maximum amount I have. It will certainly be a battle of the wills to see who we decide to market the house as hubbie wants one EA and I liked the one today even though there are only a few properties on his books in this area.
Hopefully after next week we can arrange for the Home Report to be prepared and get the house on the market for mid february.

2 houses we viewed on sunday were not too good and did not like, so we have another 2 houses to view this sunday morning also.
Had 2 valuations for our house, which are what I thought so thats good. We have instructed for the Home Report to be carried out next week and no doubt the successful EA will do photos and house will be on the market by the end of the week - scarey stuff. Things are moving fast.
We found out that our neighbour across the road (also in a 2 bed semi) is looking to put their house on the market so time will tell who goes on the market first and if they are priced around the same.
Got one more valuation to be carried out tomorrow night but I think we have decide who to go with and trying to negotiate a good rate for selling.
Went to see IFA in Nationwide and was an interesting meeting where I have lots of different information given to me especially since I have made these overpayments and they can be used. Anyway we got a credit check done and everything was great and have now got the big yes that we can go for houses at my highest budget.
Made an overpayment of £300 to the mortgage today whilst in the branch and hopefully will be able to another overpayment towards the end of the month.
Need to decide if we keep on overpaying or just save - still want to overpay but time will tell what is best for us.

Well done on all that, and negotiate hard on the agent's commission. We may get wacked with high mortgage arrangement fees these days, but you're the one with the power when it comes to appointing estate agents!

Well we have the contract in for the EA we are going to use and have managed to get a bit of a discount (better than nothing). The EA is due out to the house on Wednesday for photos and the home report will be prepared and then the house may be on the market by friday.
We visited 2 houses today and really liked 1. This has just come on the market and I think it will be snapped up quick. I just hope that we have a quick interested buyer for our house and then we can move on this new house. Not much work needs to be done but would like to do a few things if the finances allow.
At moment hubbie and I are having words about if we are doing something for daughter's 3rd birthday. Want to do something but not too pricey as costings of moving are mounting up. Hubbie wants people to visit the house which is ok but not exciting - daughter will not be too bothered about this. Need to price up and decide soon. Decisions also to be made about my work but not sure I can decide this at moment due to not knowing costs of bigger houses etc as the move will probably mean a reduction in my wages (not much as only part-time).MFIT T2 Challenge - No 46

Well EA took photos and notes to compile the selling brochure - and for sale sign was put in our garden yesterday as the neighbours across the road are also selling and their sign was erected in the morning. The home report was carried out also yesterday,
Crap day today since we got the phone call from the surveyor re the valuation and his comments. We managed to sort this out even though I do not know how across the road managed to get their house on the market for o/o £114500.
I think the amount we are expecting is reasonable but unsure if buyers will agree - time will tell and see if we receive any offers at all and then decide if we want to proceed to buy the house we saw at the weekend. I will certainly be viewing the other house again before making a decision and getting a survey done. The home report is not very detailed and I do not think it is worth the money paid.
